Project Description: The Visionnaire, New York's newest "green" residential tower is now under construction in Battery Park City. Developed by the Albanese Organization and Startwood Capital Group, the building will be seeking LEEC-NC Platinum Certification and will incorporate numerous green and sustainable technologies addressing environmental responsibility and the wellness of the residents.
Dome-Tech is providing LEED-NC Energy and Atmosphere Section Prerequisite 1 and Additional Commissioning Credit 3 commissioning services. Dome-Tech objectives are to facilitate start-up and reduce total operating expenditures by minimizing change orders and providing fully functional systems that support the needs of several different types of occupants.
The 33-story, 500,000 sf tower will feature 251 condominum residences as well as 4,200 sf of ground floor retail space. Forty thousand sf of the building is reserved as the new headquarters of the Battery Park City Parks Conservancy, which operates 32 acres of open public space at the southern tip of Manhattan.
The Visionnaire will include building-integrated solar panels that will provide approximately 5% of its electricity needs. An additional 35% of electricity will be supplied through wind generated power. Geothermal systems and natural gases will also lower peak electric demand on New York City's grid. A black water treatment plant will recycle water to re-supply toilets and provide make-up water for the HVAC system cooling tower. The building will also collect rain water to irrigate the rooftop garden.
The building will be conditioned by means of 4-pipe hydronic FCUs (fan coil units) with 85% filtration efficiency. The building will utilize a 100% outside air (OA) ventilation system with heat recovery and dehumidificatoin. All apartments will be supplied with filtered and conditioned OA and ventilated kitchen exhaust. Two 600 ton absorption chillers will provide cooling and heating to the building systems.
The Albaneses Organization is widely credited with introducing environmentally advanced suburban living to the United States with The Solaire, the nation's first environmentally engineerd residential tower.
Total project construction costs are $310 million. The building is scheduled for completion in 2008. |
