Project Description: Columbia University's Office of Institutional Real Estate employed Dome-Tech to perform commissioning to ensure that their new 13 story professor/ graduate student Residential Complex had fully functional MEP systems. The New York City complex, comprising of 86 apartments and a ground floor retail space, had to meet exceptional performance criteria including excellent indoor environmental quality, high system/ equipment reliability, comprehensive and thorough training of O&M personnel, detailed and informative O&M documentation and minimum building energy and maintenance costs.
The Commissioning Scope included the commissioning plan, equipment submittal review, installation checks, functional checks, performance tests, O&M personal training and O&M manual verification. The systems commissioned included all air handling units, all terminal heating and cooling equipment (PTCA and fan coil units), exhaust fans, duct and pipe leakage/ pressure tests, boilers, pumps, chillers, cooling towers, heat exchangers and the domestic hot water system. The building is equipped with a micro-processor based digital control system and Dome-Tech's commissioning process included the complete checking and functional testing of this control system.
Dome-Tech checked the test, adjust and balance (TAB) report and found all equipment to be operating within specified tolerances. They then performed a complete check of the building automation system and found it to be correctly addressed, calibrated and programmed. The final results of the commissioning process was a building that works and provides the demanding indoor environment of a first tier, nationally acclaimed university.
2700 Broadway enables Columbia University to offer local housing as part of its continuing effort to attract and retain top faculty and researchers. Residential occupancy of the building began in June 2005. Gristedes supermarket, which is located along the building's wester frontage, opened for business in April 2005. Independence Community Bank, located in the building's ground-floor retail space, opened for business in the fall of 2005. |
