Project Description:
Built in the 1920s, Red Bank Middle School is an 83 year old educational facility.  Because the school's plumbing, electrical, heating and ventilation systems had exceeded their useful lifespan and in some cases were over 50 years old, Red Bank voters approved an $11.2  funding proposal for the complete renovation of the 92,000 sf facility.

Although they were initially skeptical about third party commissioning, Red Bank selected Dome-Tech to complete an initial review of all HVAC and mechanical equipment documents and to provide a written report listing potential installation, operational and maintenance issues.

The thorough results of this trial, coupled with the funding from the NJ SmartStart Building program, was more than enough to convince Red Bank to have Dome-Tech commission the entire job to ensure the school's new HVAC systems were fully functional and capable of meeting their design intent.  Besides immediate ventilation benefits that today's modern equipment provides, other benefits include energy efficiency and improved controllability allowing for tighter cost planning and greater accuracy with scheduling requirements.

During the project, Dome-Tech's Commissioning Team managed a project scope which included the complete internal renovation and retrofit of all the mechanical and electrical systems throughout the facility.  The process identified over 300 installation, operation and maintenance issues which would have led to inefficiencies in the system.

Red Bank Middle School is one of the first schools in New Jersey to incorporate commissioning in the beginning of a construction project.  As a result, the school district was eligible to participate in the NJ SmartStart Building program which provides 50% cost sharing (up to $60k) for the construction of new schools over 50K sf.  A market transformation fund, the NJ SmartSTart Building Program provides incentives for owners to use the most energy efficient methods and equipment available.
